Is gutter work worth doing before you sell in Mackay? What it adds and what it does not.
Do the cheap things and skip the expensive ones. A $180 to $320 clean, a $150 to $350 downpipe reconnection and a $250 to $650 repair to a rusted section are worth every dollar because they delete the exact lines a building inspector writes. A $3,000 to $5,500 full re-gutter and a $2,100 to $3,800 gutter guard install almost never come back at the contract. Buyers do not pay more for new gutters. They deduct for bad ones, and the deduction is usually two to three times the real repair cost.

What buyers notice, and what inspectors write down.
Buyers do not look at gutters. They look at the roof line, and the gutter is what makes the roof line read as cared for or neglected. Rust streaks running down a light fascia, a sagging length with a dip in it, a downpipe hanging clear of its shoe, plants growing out of the gutter above the front door. None of that is expensive to fix and all of it sets the tone before anyone gets through the door.
Inspectors are more literal. A pre-purchase building inspection in Queensland follows the Australian Standard for pre-purchase property inspections, and the timber pest inspection follows its own companion standard. In Mackay the pair usually costs a buyer $400 to $700. The gutter lines that come out of that report are consistent: gutters contain debris, corrosion noted to gutters and downpipes, stormwater discharging adjacent to the building, and evidence of previous water penetration in the eaves. The last two are the dangerous ones, because a timber pest inspector reads persistent moisture at a footing as conducive conditions for termites, and that phrase changes the temperature of a negotiation in this part of Queensland completely.
That is why the $150 to $350 downpipe job punches so far above its weight. It is not about drainage. It is about not handing a buyer a sentence that contains the word termite.
Fix it or disclose it.
Since 1 August 2025 a Queensland seller must give the buyer a seller disclosure statement before the contract is signed. That sits alongside the usual building and pest condition in the contract, and alongside the long-standing rule that you must not actively conceal a known defect. So the real question is not whether the buyer finds out. It is whether they find out from you at $400 or from their inspector at renegotiation.
- Fix anything under about $1,000 that an inspector will name. The cost of the repair is always less than the discount a buyer applies to an unknown.
- Fix anything that produces the words water, damp, moisture or termite. Those words cost far more than the plumbing behind them.
- Disclose and price in anything genuinely large. If the whole roof drainage system is at end of life, a buyer who is told up front and shown a written quote will usually deal with it. A buyer who discovers it in week three will not.
- Get the invoice, not just the work. A dated invoice and before and after photographs on the kitchen bench at the open home does more work than any brochure line.

1. Gutter guard purely to help the sale.
We install mesh for a living and we still say this. At $2,100 to $3,800 on a typical single-storey Mackay home, gutter guard does not move a contract price. Nobody has ever paid more for a house because the gutters had mesh in them. It is a superb investment if you are the one who is going to stop climbing a ladder before every wet season, or if you are keeping the place as a rental and tired of paying $180 to $550 a year plus the occasional after-hours attendance. As a pre-sale spend, it is money you will not see again. The one exception is a heavily treed block where every buyer walks in already thinking about the leaf, and even then treat it as marketing rather than return.
2. Replacing gutters that still work.
Surface fade, a few tea-coloured stains and a slightly dated profile are not defects. If the run holds water where it should and moves it to the downpipe, leave it. Spend the $3,000 to $5,500 on the parts of the house a buyer forms an opinion about in the first ten seconds. Timing the work around the campaign, and around the wet.
Book the work three to four weeks before the photographer. That leaves room for the weather and means nothing in the listing images is wet, streaked or half finished. On the ground the jobs are quick: a clean is a single day, a section repair is a day, a full re-gutter is one to two days once material arrives, and mesh on a typical single-storey house is a day.
The complication is the calendar. From December to March we lose whole days to rain, so add a week or two to anything scheduled in the wet. The other local factor is the cane crush through the middle of the year, which drops trash and ash across roofs in Ooralea, Glenella and out toward the Pioneer Valley. If your campaign runs in the second half of the year, get the clean done close to the photography rather than months before it, because a gutter cleaned in May will not look cleaned in September.
One thing we will not do is sell you a job you do not need before a sale. If we walk the roof line and the honest answer is a $250 clean and nothing else, that is what the quote will say.
