How to make your gutters last twice as long in Mackay: the maintenance schedule.

One clean a year is the whole trick. A Colorbond gutter that is cleared every September and never holds standing water gives you 20 to 25 years inland and 15 to 20 near the coast. The same gutter left packed with wet leaf rusts out in 8 to 12. That is a $3,000 to $5,500 re-gutter you buy a decade early, for the sake of a $180 to $320 clean. What actually kills gutters in this part of Queensland.

Mackay is a harder environment for roof drainage than almost anywhere south of it, and for four reasons at once.

  • Rainfall intensity, not just volume. More than 1,500mm a year is bad enough, but the damage comes from short bursts. Design intensities used for roof drainage here run well above 200mm an hour for a five-minute burst, which is what turns a half-blocked gutter into water over the front lip in seconds.
  • Marine salt. From Slade Point through Bucasia and along the harbour front, the air carries salt. Within about 200 metres of breaking surf only marine-grade material survives, and out to a kilometre you still need aluminium or stainless fixings. Sheltered areas that rain never rinses corrode first, which is why the seasonal fresh-water rinse is on the list.
  • Organic load with a calendar. Gum leaf and blossom, poinciana and mango litter, then cane trash and ash through the crush from around June to November. Wet leaf packed against a gutter base holds moisture permanently and rusts the steel from the inside out. It is also a listed mosquito breeding site, which matters in the tropics.
  • Cyclonic wind. Mackay sits in the cyclonic wind region for building design, and the season runs 1 November to 30 April. A full gutter is heavy, and a heavy gutter in a gust pulls brackets out of fascia that was already soft.

Here is the honest version of the maths, because the simple one does not survive scrutiny. One clean a year for 20 years costs $3,600 to $6,400, which is more than the re-gutter it postpones. So cleaning does not pay for itself on the gutter alone. It pays for itself on everything the water reaches when the gutter fails: $600 to $1,500 a room in ceiling repair, $80 to $150 a metre of rotted fascia, mould in a wall cavity, a subfloor kept permanently damp under a highset, and an insurance excess of $500 to $2,000 if you end up claiming at all. The gutter is the cheap part. It is never the thing that costs you money.

Put the annual clean in before the wet

What quietly voids a warranty.

Roof sheeting, gutter and solar warranties all have conditions, and the ones people breach are almost always accidental.

  1. Swarf left on the roof. Metal filings from drilling rust into the coating within weeks. Every sheet manufacturer treats that as a failure to maintain, and it is visible for years as orange freckling.
  2. Dissimilar metals. Copper or lead touching Zincalume or Colorbond, or copper runoff washing across a steel roof, corrodes it fast. So does a mild steel fixing anywhere near the coast. Mesh should be fixed with aluminium or stainless fasteners.
  3. Unwashed sheltered areas. Coastal warranty conditions expect areas that rain does not reach to be rinsed with fresh water regularly. Under eaves, behind the gutter and beneath a patio roof are the usual offenders.
  4. Drilling a solar panel frame. It voids the panel warranty outright. Bird and leaf mesh should be clip-fixed to the frame, never screwed through it, which is how we fit solar mesh.
  5. The wrong aperture in a bushfire-prone area. If your property inland toward the Pioneer Valley is mapped as bushfire-prone, the mesh has to meet the ember requirement, which means a fine aperture in corrosion-resistant metal, not plastic. Fitting something cheaper undoes the compliance you paid for.

When you do not need us.

If your house has a Colorbond roof, no trees within reach of it, and you are more than a kilometre from the water, a clean every second year is genuinely enough and gutter guard may never pay for itself. Where mesh does earn its money is a treed block, a two-storey house where every clean carries an access loading, a roof with valleys or a solar array that traps leaf, or a rental where you are paying for cleans plus the occasional after-hours attendance. What you stop is the packed, rotting, rust-forming load inside the gutter.
