After every storm or blow, November to April, do it yourself

Walk the perimeter from the ground and look for a dip, a sag or a gap between gutter and fascia.
Check every downpipe is still connected at the top and discharging into stormwater at the bottom.
Clear the downpipe shoe and the stormwater grate at ground level of leaf and cane trash.
Look for fresh rust streaks or water staining down the fascia, which means the gutter is overflowing backwards.
Look for branches or sheet debris resting on the roof or the gutter and get them removed.
Photograph anything new. Dated photos are what win an insurance argument later.

Every season, four times a year, do it yourself

Stand back and check the gutter line is still straight against the fascia along every elevation.
Look for plants growing out of the gutter. That means soil-grade debris and standing water inside it.
Watch the gutters during the next decent downpour and note where water spills over the front lip.
Check the ground under each downpipe for erosion, pooling or a soggy patch against the slab.
Rinse gutters and the sheltered underside of eaves with fresh water if you are within a kilometre of the coast.
Check ceilings and cornices inside for new staining, especially in the corners of rooms on the weather side.
Cut back anything overhanging the roof. Branches that touch the roof are a possum highway as well as leaf.

Once a year, September or October, get a pro

Full hand clean of every gutter run, not a blow-out that just moves the debris along. Budget $180 to $320 single-storey, $320 to $550 two-storey.
Every downpipe flushed and proven to flow, including the ones behind the shed and the patio.
Valleys and box gutters cleared and checked. These flood first and they are never visible from the ground.
Gutter falls checked toward the outlets, and any sagging length re-bracketed at $250 to $650 a run.
Rust check inside the gutter base and at every joint, not just from outside.
Under the solar array cleared of leaf and nesting material, without anyone standing on the panels.
Rainwater tank inlet screens and first-flush diverter cleaned out.
Dated before and after photographs filed with the invoice. Insurers and buyers both ask for these.

Every few years, get a pro

Full condition report on gutters, downpipes, fascia and flashings, typically $150 to $350.
Review downpipe capacity. Most older Mackay homes are short on downpipes for the rainfall intensity here.
Consider mesh if you are cleaning more than once a year or paying two-storey access every time.
Repaint or replace timber fascia before the rot reaches the bracket fixings, $40 to $70 a metre to paint.
Replace any gutter section that has perforated, before it takes the fascia with it.
Re-check the ember rating of any mesh if the property is in a bushfire-prone area of the Pioneer Valley.

Do not do these, they cost more than they save

Ladder work in wind or rain, on soft ground, or anywhere near the overhead service line.
Walking a wet metal roof, or walking on solar panels or their frames.
High-pressure washing into the roof line. It drives water back under the sheeting and strips coating.
Leaving drilling swarf on the roof. Those filings rust into the coating and void the sheet warranty.
Fitting copper, lead or mild steel against Zincalume or Colorbond. Dissimilar metals eat the roof.
Sealing a rusted gutter with roof and gutter silicone and calling it fixed. It buys one season at most.

What actually kills gutters in this part of Queensland.

Mackay is a harder environment for roof drainage than almost anywhere south of it, and for four reasons at once.

Rainfall intensity, not just volume. More than 1,500mm a year is bad enough, but the damage comes from short bursts. Design intensities used for roof drainage here run well above 200mm an hour for a five-minute burst, which is what turns a half-blocked gutter into water over the front lip in seconds.
Marine salt. From Slade Point through Bucasia and along the harbour front, the air carries salt. Within about 200 metres of breaking surf only marine-grade material survives, and out to a kilometre you still need aluminium or stainless fixings. Sheltered areas that rain never rinses corrode first, which is why the seasonal fresh-water rinse is on the list.
Organic load with a calendar. Gum leaf and blossom, poinciana and mango litter, then cane trash and ash through the crush from around June to November. Wet leaf packed against a gutter base holds moisture permanently and rusts the steel from the inside out. It is also a listed mosquito breeding site, which matters in the tropics.
Cyclonic wind. Mackay sits in the cyclonic wind region for building design, and the season runs 1 November to 30 April. A full gutter is heavy, and a heavy gutter in a gust pulls brackets out of fascia that was already soft.

Everything on the schedule above exists to attack one of those four. Nothing on it is busywork.

Realistic Mackay expectations for 2026. Aspect, tree cover and distance from the coast move every line.

Here is the honest version of the maths, because the simple one does not survive scrutiny. One clean a year for 20 years costs $3,600 to $6,400, which is more than the re-gutter it postpones. So cleaning does not pay for itself on the gutter alone. It pays for itself on everything the water reaches when the gutter fails: $600 to $1,500 a room in ceiling repair, $80 to $150 a metre of rotted fascia, mould in a wall cavity, a subfloor kept permanently damp under a highset, and an insurance excess of $500 to $2,000 if you end up claiming at all. The gutter is the cheap part. It is never the thing that costs you money.

What quietly voids a warranty.

Roof sheeting, gutter and solar warranties all have conditions, and the ones people breach are almost always accidental.

Swarf left on the roof. Metal filings from drilling rust into the coating within weeks. Every sheet manufacturer treats that as a failure to maintain, and it is visible for years as orange freckling.
Dissimilar metals. Copper or lead touching Zincalume or Colorbond, or copper runoff washing across a steel roof, corrodes it fast. So does a mild steel fixing anywhere near the coast. Mesh should be fixed with aluminium or stainless fasteners.
Unwashed sheltered areas. Coastal warranty conditions expect areas that rain does not reach to be rinsed with fresh water regularly. Under eaves, behind the gutter and beneath a patio roof are the usual offenders.
Drilling a solar panel frame. It voids the panel warranty outright. Bird and leaf mesh should be clip-fixed to the frame, never screwed through it, which is how we fit solar mesh.
The wrong aperture in a bushfire-prone area. If your property inland toward the Pioneer Valley is mapped as bushfire-prone, the mesh has to meet the ember requirement, which means a fine aperture in corrosion-resistant metal, not plastic. Fitting something cheaper undoes the compliance you paid for.

When you do not need us.

If your house has a Colorbond roof, no trees within reach of it, and you are more than a kilometre from the water, a clean every second year is genuinely enough and gutter guard may never pay for itself. Where mesh does earn its money is a treed block, a two-storey house where every clean carries an access loading, a roof with valleys or a solar array that traps leaf, or a rental where you are paying for cleans plus the occasional after-hours attendance. Does gutter guard mean I never have to clean the gutters again?

No, and anyone who tells you that is selling. Mesh stops leaf, cane trash and seed entering the gutter, so the annual hand clean becomes a blow-down across the top of the mesh and a downpipe check. On a heavily treed Mackay block that still wants doing every year or two, and valleys behind solar arrays always need eyes on them. What you stop is the packed, rotting, rust-forming load inside the gutter.

What voids a roof or gutter warranty in Mackay?

Four things do it most often here.
