Gutter guard on a Mackay rental.

If you own an investment property in Mackay, gutters are a line item that never goes away and a liability nobody puts on the risk register. Here is the honest arithmetic, who is actually responsible under Queensland law, and when guard is the right call.

The arithmetic

What gutters actually cost you as a Mackay landlord.

Nobody buys an investment property thinking about gutters. Then you own it for a decade and discover you have quietly spent four figures on the same job over and over. In Mackay the annual clean is not optional the way it might be in a dry southern suburb - our wet season delivers most of a 1,600mm annual average between December and March, and a gutter that copes fine in Toowoomba backs up here.

The recurring cost is not just the clean. It is the clean, plus the property manager’s callout or coordination fee, plus the phone calls when a tenant reports water coming over the alfresco during a storm, plus the vacancy risk if it ever gets as far as a stained ceiling. A one-off gutter clean is $180 to $320 single-storey and $320 to $550 two-storey. Do that every year for fifteen years on a two-storey and you are somewhere north of $6,000 with nothing to show for it.

Gutter guard does not make the roof maintenance-free, and anyone telling you it does is selling something. What it does is convert an annual hand-clean, with a ladder and a person on your roof, into an occasional blow-down across the top of the mesh. On the rentals we look after, that is the difference between a job that has to be booked, scheduled, accessed and invoiced every single year and one that gets glanced at during a routine inspection.

Worked example: a lowset brick rental in Andergrove.

Colour-matched marine-grade aluminium mesh at $48 per metre came to $2,784, plus one additional downpipe at $220 because the back run had never had enough capacity. That capacity point is worth understanding as an owner: AS/NZS 3500.3 sizes gutters and downpipes against a short-duration design rainfall intensity, and Mackay’s is among the fiercest in the country, so a downpipe layout that would be perfectly adequate on a Toowoomba rental is genuinely undersized here. It is not a defect your building report will find. It is just an original design done to a southern number. Call it $3,004. Against $260 a year, plus the agent’s coordination fee, the crossover lands somewhere around the ten to eleven year mark - and that ignores the two emergency callouts in the previous four wets, which is where the real money was going. Who is responsible for the gutters?

This one comes up constantly and the answer is less ambiguous than most landlords expect. Under the Residential Tenancies and Rooming Accommodation Act 2008, the lessor must maintain the premises in good repair. Gutters are part of the building. They are not a garden, they are not a light globe, and no standard Queensland tenancy term puts a tenant on a roof.

That matters beyond the invoice. If a tenant decides to be helpful and gets up a ladder on a wet Colorbond roof in February, and comes off it, you do not want to be working out afterwards whose responsibility that was. Guard removes the temptation entirely, because there is nothing for anyone to clear.

Access is straightforward. The work is entirely external, so the tenant does not need to be home. Your agent issues the standard entry notice, which for maintenance is 24 hours rather than the 7 days a routine inspection needs. We need side access to the eaves, dogs put away, and the car moved off the drip line. Most single-storey Mackay rentals are one day, start to finish.

The maintenance-evidence angle.

North Queensland insurance is expensive and the fine print is unforgiving. Storm damage is covered; damage that an insurer decides was caused by a lack of maintenance often is not, and a gutter that has visibly not been cleared in five years is the easiest possible ground for them to stand on. When we would not bother

When guard is not the right call on a rental.

We would rather lose the job than sell you something that does not pay. Guard is the wrong call if you are planning to sell inside two or three years - you will not recover it, and a buyer will not pay extra for mesh they cannot see from the footpath. It is also the wrong call if the existing gutter is rusted through or has lost its fall, because fitting new mesh to a gutter that needs replacing just means paying to take the mesh off again in two years. And on a clear-sky block in Ooralea with nothing overhanging it, an occasional clean may genuinely be cheaper than guard for the life of your ownership. We will tell you that at the measure.

Where it does stack up is the common Mackay case: a long-hold investment, a treed block or a neighbour’s poinciana or fig hanging over the roof line, and an owner who is not in town to keep an eye on it.
